I am selling my home and I had some prospective buyers contact me directly and say they found my home in the paper, looked at my website online, and drove past it. They said they loved the home and wanted to see it by the end of the week. Then a few days later I get an email from them stating their realtor would be contacting me to set up a specific time to see it. Should I feel obligated to pay the realtor a set commision? If so how much? And how to negotiate the percentage?

I was going to list the house on for sale by owner till february when we are really having to sell and then if it had not sold list it through my local realtor. What do I need to do this? I was going to list on forsalebyowner.com and was going to consult an attorney also I was going to offer a 3 percent commission. I just dont want it listed on mls all that time and also want to see if it will sell, I will be getting an appraisal done, and listing below market value.

Due to work and school, my family needs to move within the next few months. We are located in a very nice, newer park and the management really keeps up on everything here. We are attempting to sell for sale by owner, but haven't had any luck. New homes are selling for btwn $80-90k, used ones comparable to mine are going for btwn $60-83k, and we are just asking for what we owe, $50k. It is very nice, bought it new 2 yrs ago and have kept it up very well. We are in southeast Michigan, any ideas? I also put ads online, craigslist, fliers everywhere, letters to divorce attorneys.....HOW DO WE FIND QUALIFIED BUYERS? AND, should I just let the sales office list it, this will add 6% onto our price for commission?
