There is nothing illegal about using forms promulgated by a state real estate commission as a FSBO seller or a buyer without an agent, right? Also what if the buyer wanted to submit an offer on a listed home without a realtor using the association forms, would the listing agent still be required to submit the buyers offer to their seller? States of interest are CA and TX. If you are a listing realtor how would you react to or treat a buyer who didn't want to use an agent for their purchase?
The buyer and seller can use an attorney. The only buyers who are fools are the ones who toss money away to useless agents who barely have a high school diploma and do nothing more that fill in a few lines of a contract, key the buyer into the house three times, and show up at closing to collect an undeserved paycheck. Yes, there are fools and they just give money away to other fools who are uneducated, undeserved idiots who have a great racket going for themselves.
