The 1st buyer was during a listing time, which is outdated and the buyers backed out 4 days before closing. The new buyers (FSBO) have earnest money at a different title company. The 1st buyers have terminated contract, but we cannot agree on earnest money dispersement.

I run a small fsbo website and have recently been approached by a local realtor that would like to pay me a referral (% of sale) for any buyer or seller leads I send to them that result in a sale. I am not a licensed realtor/broker. Sounds like something worth trying if it's legal. I think other BIG FSBO websites are doing this, just not sure how. Are they licensed?

I can afford the asking price of a FSBO home. However, I have a buying agent who is expecting ~3% from the seller. From what I have researched, the seller does not have to agree to pay this 3%. The agent can ask me to pay the 3%, however, that would put the price of the home too high. What are my options?

we have a contract with our realtor to help us find a place. well, my wife found one that is FSBO...and it is perfect, it's the one we will be purchasing. are we obligated to our realtor since this is not a listing with a real estate company? or does it being a FSBO "void" our responsibilities to her?
